"IMPROVEMENT LOCATION CERTIFICATES" (ILC):
FROM A FIELD SURVEY OF THE PROPERTY, WE PREPARE A SCALE DRAWING SHOWING
THE PROPERTY LINES AND ALL IMPROVEMENTS ON THE PROPERTY (HOUSE, GARAGE,
SHEDS, CONCRETE DRIVES, PATIOS, PORCHES, DECKS, ETC.). WE SHOW
DIMENSIONS FROM THE HOUSE AND ANY DETACHED BUILDINGS TO THE PROPERTY
LINES. THESE SURVEYS ARE BASED ON EXISTING CONTROL OR FENCE LINES AND
WE DO NOT SET ANY PROPERTY CORNERS. THESE ARE USED PRIMARILY FOR TITLE
PURPOSES TO DETERMINE IF THERE ARE ANY ENCROACHMENTS OR LEGAL
DESCRIPTION ISSUES. THEY CAN ALSO BE USED IN CERTAIN CASES FOR BUILDING
PERMIT PURPOSES.
"LAND SURVEY PLAT" (LSP):
THIS IS A BOUNDARY OR PIN SURVEY WHERE WE SURVEY THE PROPERY AND SET
THE PROPERTY CORNERS. WE ALSO PREPARE A SCALE DRAWING (l8"X24" OR
24"X36") AND IF THE PROPERY HAS BEEN CREATED OVER 20 YEARS WE ARE
REQUIRED TO FILE A MYLAR COPY WITH THE COUNTY SURVEYORS OFFICE.
"IMPROVEMENT SURVEY PLAT" (ISP):
THESE ARE THE SAME AS A LAND SURVEY PLAT WHERE WE SET THE PROPERTY
CORNERS ONLY IN ADDITION WE LOCATE AND SHOW ON THE DRAWING ALL
IMPROVEMENTS ON THE PROPERTY AND ANY CLOSE IMPROVEMENTS ON ADJACENT
PROPERTIES.
"ALTA / ACSM SURVEY":
THESE ARE VERY SIMILAR TO AN IMPROVEMENT SURVEY PLAT. IN ADDITION,
THERE ARE SOME OPTIONAL ITEMS THAT MAY BE REQUIRED BY THE CLIENT AS
INDICATED BY "TABLE A, OPTIONAL SURVEY RESPONSIBITIES AND
SPECIFICATIONS". THESE SURVEYS ARE USUALLY DONE ON COMMERCIAL
PROPERTIES.
